“SOLD IN 30” program terms

Homeowner and Rudy agree to a list price using average sale price of (3) best comps for the property. If exact comps do not exist, we will work together and agree on a reasonable price per square foot.

Homeowner and Rudy agree that for the purpose of this program, “SOLD” means offer accepted and contract signed.

Homeowner and Rudy agree that any potential discount comes from listing side commission ONLY.

Should home be on market for 30 days without an accepted offer, Rudy will give a daily discount of .05% of listing side commission up to 90 days on market. If home is on market for 90 days without being “SOLD,” homeowner would get a total discount capped at 30% of the potential listing side commission.

EXAMPLE

  • Home sells in 40 days for $500,000. Home owner is entitled to a discount of 5% discount based on 10 days past anticipated sale date.
  • $500,000 at 2% commission to listing agent is a commission of $10,000.00.
  • Daily discount at .05 % is equal to $50 per day.
  • Total Discount to Homeowner $500.00,
